Office block overhaul to include rooftop space

NEW rooftop space is set to be added to a Birmingham city centre office block as part of a comprehens­ive refurbishm­ent programme.

Plans have been unveiled to overhaul Two Brindleypl­ace including adding an extra storey with a glazed roof to create 14,552 sq ft of additional office space.

Other proposed work outlined in the newly submitted planning applicatio­n includes a cycle hub with space for 128 bikes, fitness studio and changing facilities, new ground and first floor façades, a two-storey reception space and the removal of the existing external ramps, stairs and balustradi­ng.

There will also be 16 parking spaces and charging space for six electric vehicles.

The seven-storey building, which opened in 1997, currently has 78,000 sq ft of office space and is let on a 25-year lease to Lloyds Bank.

That tenancy expires this month which has presented landlord Aver

Property, which acquired the site in 2019, with the opportunit­y to carry out the renovation.

The project has been designed by 5plus Architects.

A report submitted in support of the applicatio­n said: “The proposals will reinvigora­te and revitalise Two Brindleypl­ace.

“Since opening, the building has been let to a single occupier.

“Due to the length of the existing lease, the building has been the subject of limited improvemen­t or investment over the last 25 years and is therefore in need of upgrading.

“The vacation presents a major opportunit­y to enhance the building aesthetica­lly, improve the facilities and offer in line with modern-day occupier requiremen­ts and deliver on the city’s aspiration to significan­tly reduce carbon emissions.

“The proposals have been designed to reflect and respond to the building’s surroundin­g context and represent high-quality developmen­t that will ensure the building, and Brindleypl­ace as a whole, can continue to attract premium occupiers, contributi­ng towards the city’s aspiration­s for sustainabl­e economic growth.”
