Large roof extension set for Brindleypl­ace block

AN OFFICE block in Birmingham city centre is set to undergo a renovation project which will see a new rooftop extension added along with a host of new amenities for occupiers.

City planners have given the green light to the revamp of Two Brindleypl­ace off Broad Street after plans were first unveiled in March.

Work includes adding an extra 14,500 sq ft of office space via the new single-storey, glazed extension, taking the seven-storey building up to 90,000 sq ft.

This will create two roof terraces while the façade on the sixth floor will be upgraded.

There will be a new two-storey entrance façade, entrance lobby and reception, cycle hub with space for 128 bikes, fitness studio and changing facilities, a contemplat­ion area and the removal of the existing external ramps, stairs and balustradi­ng.

All mechanical and electrical services will be replaced with highly sustainabl­e and energy efficient systems and there will be 16 parking

spaces and charging space for six electric vehicles.

The building was acquired in late 2018 by a newly formed joint venture of investor and developer Ergo Real Estate and insurance company NFU

Mutual. Opened in 1997, it was previously occupied by Lloyds on a 25-year lease but the bank vacated the building earlier this year, paving the way for the wholesale renovation. The building will also be renamed as ‘Two Brindley’ as part of the project which is due for completion by the end of 2023.

James Jepson, investment executive with Ergo Real Estate, said: “Ensuring the sustainabl­e credential­s of Two Brindley has been key to our approach, working collaborat­ively with the project team we have ensured that 80 per cent of the existing structure will remain in place which will cut the scheme’s embodied carbon by over 50 per cent in comparison to a new-build office.

“By listening to evolving occupier demands, we aim to future proof Two Brindley for many years to come, thus minimising the impact on the environmen­t.”

Rhys Westacott, project lead for architectu­re practice 5Plus which is working in the project, added: “The part-demolition, part-extension and complete refurbishm­ent will reinvigora­te the building into an attractive commercial workplace.

“There are a number of new additions to the existing building, creating a sustainabl­e structure which will help businesses offer their colleagues an enhanced occupier experience.”
