100 NEW HOMES PLAN FOR VILLAGE
Objections lodged to proposals
Ambitious plans have been lodged which could see as many as 100 new homes created in an east Perthshire village.

Homes Ltd has asked Perth and Kinross Council for permission to create the properties on land 150 metres south of Station House on Meigle’s Forfar Road.
The application includes scope for as many as 90 houses and 10 flats.
Several objections have been submitted in relation to the proposals by locals.
One, Jane Dennis, wrote: “I think this is a total disgrace to change this lovely village of Meigle into a small town.”

Developer Campion Homes Ltd has asked Perth and Kinross Council for permission to create the properties on land 150 metres south of Station House on Meigle’s Forfar Road.
The application includes scope for as many as 90 houses and two residential blocks comprising a total of 10 flats, as well as the associated infrastructure and landscaping work on the 5.63-hectare site.
A design and access statement compiled by Oliver & Robb Architects on behalf of the Fife-based applicant states the site is partially located on land allocated for housing within Perth and Kinross Council’s Local Development Plan.
It continues: “The applicant seeks to construct a private and affordable residential development that will provide high-quality housing to satisfy the expectations of potential residents and purchasers within the local and wider area.
“The proposed development will be phased and provide 100 new homes to meet the needs of the area –75 private and 25 affordable homes.
“It will incorporate associated parking, public open spaces and sustainable urban drainage, all to Perth and Kinross Council’s guidelines.
“The development will take a singular vehicle access point from Forfar Road and be designed in such a way that the proposals can link through to Dundee Road to the south, should future development of the southern end of the field be included within any future Local Development Plan revisions.”
The document goes on to claim: “Development of the subject site will generate no adverse impacts on existing services and infrastructure and will not adversely affect the amenity of existing or future residents.
“The proposed development will also align with the council’s guidance on and aspirations for positive placemaking.”
Several objections have been submitted in relation to the proposals by local residents.
One, Jane Dennis, wrote: “I think this is a total disgrace to change this lovely village of Meigle into a small town.
“To be told it was going to be 50 dwelling houses was bad enough, but to now find that it is going to be crammed full with 90 houses and two residential blocks of 10 flats – it’s laughable.
“‘Greed’, ‘irresponsible’ and ‘disgraceful’ are the only ways to describe this shambolic project.”
Bruce Ramsay, a Forfar Road resident, has also written to the local authority, highlighting fears over future traffic congestion should the project come to pass.
He said: “The village square can already be quite congested at times with people stopping to use the shop or the coffee shops and when there is a bus at either of the bus stops it can cause near gridlock. I have seen many near-misses in this area.”
In relation to the scale of the project, Campion Homes Ltd has said: “The development plan indicates the site has a capacity of between 64 and 100 homes; as such a development of 100 homes would be in keeping with the development plan and would be of a scale that has been deemed acceptable to Perth and Kinross Council.”

Two public consultation events were held at the village’s Kinloch Memorial Hall prior to the application’s submission.
Separately, Meigle and Ardler Community Council hosted a public meeting at the same Dundee Road venue on Monday this week to allow people to have their say.
The application will be considered by the council’s planning department in due course.
