Should I submit plans to the local authority to build a large driveway?
I want to create a driveway in my front garden that would allow me to gain access to the rear of my property. My house is along an unmade private road and the new drive would be made of gravel. There are no restrictions to permitted development in my area, such as Article 4 directions or heritage asset considerations. Would I need planning permission to build my new driveway?
Generally, a driveway within your property should fall under permitted development rights – meaning you wouldn’t need a planning application to carry out works. at is subject to a proviso that it is SUDS (Sustainable Urban Drainage System) compliant, where rainwater is absorbed into the ground near where it falls and not onto the roads. An easy way to ensure your scheme follows this rule is to opt for porous materials – like the gravel you propose – or use slopes to ensure water runs off to a suitable location, such as a lawn or flowerbed.
