MODEL COST GUIDE: WALLING SYSTEMS

These benchmark costs are based on constructing a new house with a net wall area of 117m2. The prices, which include the builder’s profit margin, are for complete walling systems, including the labour, materials, finishes, insulation and internal plastering required; but the figures shown exclude the windows and doors.

Note: Self-build projects qualify for zero-rated VAT on labour and materials (the latter will be reclaimed on completion), but renovators and extenders will usually need to pay the standard 20% rate on both aspects.
