TRY TO ACCEPT that no matter how frustrating the planning process is, you can’t do anything about it except be patient, stay calm and work through the challenges as best you can.

USE GOOD PROFESSIONALS. When people take on the role of project manager without any experience, there is a risk of getting into a real mess. Make full use of the professionals who will be able to help. Go to a specialist – perhaps your architect – and ask them what they’d charge to run the scheme for you.

GET DETAILS RIGHT before heading on site. Redesigning and respecifying at the early stages of your scheme might be frustrating, but it’s cheaper than realising you have made a mistake and having to make alterations once work has begun.
