Build It

QUICK GUIDE MORE PRACTICAL CONSIDERATIONS

-

If head height is an issue and you can’t raise the roof to accommodate insulation, another option is to lower the ceiling on the storey below. This is messy and costly work, and requires detailed engineering design to prevent roof spread – but it could still be a worthwhile investment.

To accommodate rooflights, the existing rafters will need to be trimmed out – and some may even need to be shortened (with replacements inserted where necessary). It can make sense to form this opening first, as it will give you a source of natural light for the rest of the work. If the loft space currently houses water tanks and associated plumbing, these elements may need to be relocated in order to achieve a decent-sized room. You might want to consider upgrading the heating to get rid of them completely (such as to a system or combi boiler setup).

Fire safety is a critical issue for building control. The floor structure will need to provide 30-minute fire protection; a 20-minute fire door must be fitted to the attic room; and there must be a suitable egress. You can find out more at www.self-build.co.uk/loft-considerations
