How can I claim the VAT on my self build property back from my receipts?

I am building a new house for myself to live in and I plan on renting out my old one. I have put all the receipts for the works carried out through my books. I work in the building industry, but am not VAT registered. I was wondering if I could claim the VAT I was charged back from the receipts? If you build a new house in order for it to be your own principal private residence (PPR) then you are able to claim back VAT correctly paid to suppliers and contractor­s in delivering that house. ese receipts should be quite separate to your business activity, which refer to works you deliver for customers of your business and thus relate to other properties and/or contracts. If you are in any doubt here you should talk to your accountant.
