CONSIDER A TURNKEY BUILD. We can’t recommend Hanse Haus highly enough. We also found it prudent to take their advice when choosing the British contractor­s. They are used to dealing with the exacting standards of the German company and understand that precise measuremen­ts are crucial to the success of the build. For example, the foundation­s have to be millimetre perfect, as the factory-made panels are designed to fit exactly on the base.

USE AN ARCHITECT early in the process to formulate your ideas. We knew that we wanted an open-plan main living area but were unsure how to achieve this successful­ly. Profession­al designers are experience­d in making your vague ideas work. Listen to them and consider their advice.

DON’T ASSUME you will definitely be able to replace an existing house with the home of your dreams. The planning process can be tortuous and challengin­g and you are at the mercy of the particular planning officer assigned to your case.

BE FLEXIBLE AND REALISTIC. There is no point in refusing to compromise in the design of your house – it will only make the process protracted and potentiall­y more stressful. You may well end up with a better house in the long run because of any changes.

BEAR IN MIND that Wifi radio can be attenuated/absorbed by water-based underfloor heating pipes, which are positioned in aluminium-clad floor pads. For a more efficient signal, it is necessary to add network cabling to the upstairs, or add power line devices and repeaters throughout the house.
