Shell build: what you need to know

The key advantage of this route is that you get certainty the core shell of your build will be completed at a fixed price, to an agreed schedule by a single supplier.

You’re free to choose your own architect and follow-on contractor­s.

Groundwork­s and foundation­s aren’t usually included (as these are the most difficult elements to give a fixed price for), although a few companies do offer this.

You can choose to take on as much or as little of the project management as you are comfortabl­e with – so it’s a great option for first timers who want to get involved with their builds but access expert support. It’s vital that you establish exactly what services the package company is providing, so that the contract is crystal clear.

Ideally, you should arrange a meeting between the package provider and your trades to discuss their requiremen­ts.

Running the rest of the scheme yourself could bring cost savings – but only if you get it right. So if you go it alone, be certain you’re prepared for the time, effort and risk of managing your own project.

You could engage a main contractor for the rest of the work, but this may not be any cheaper than commission­ing more services from the package supplier.
