Burton Gateway is an ambitious project split into three parts to establish a one million square foot logistics site just off the A38 between Branston and Barton-under-Needwood.
The first phase of a project, which will be a huge boost to the town, was completed in August 2016, providing accommodation for an 80,372 square foot unit.
Phase two, which was finished in October 2018, is made up of storage, industrial and distribution facilities measuring up to 120,000 square feet.
The final phase will begin this month, although the exact date has not been announced.
This accounts for more than 100,000 square feet, or four times the size of the new Next store at Coopers Square shopping centre, in Burton.
The distribution unit includes office space and a deep yard. Roughly 120 jobs are expected to be created from the third phase, according to developers St Modwen.

Planning permission was granted for the third phase by East Staffordshire Borough Council in August and it is set to be finished by August next year. Ranjit Gill, from Savills estate agents, the joint agents for the site, said: “It’s fantastic to see St Modwen now progressing with a third phase of construction at Burton Gateway, which is one of the most prominent developments in the Midlands.”
James Clements, from co-agents Knight Frank, said: “There is a particular lack of units of this size in the region, and with the successes of Burton Gateway’s first phase and the encouraging response to the recently completed second phase, we expect yet more strong interest to follow.”
