Third phase of Gateway project set for launch

Burton Gateway is an ambitious project split into three parts to establish a one million square foot logistics site just off the A38 between Branston and Barton-under-Needwood.

The first phase of a project, which will be a huge boost to the town, was completed in August 2016, providing accommodat­ion for an 80,372 square foot unit.

Phase two, which was finished in October 2018, is made up of storage, industrial and distributi­on facilities measuring up to 120,000 square feet.

The final phase will begin this month, although the exact date has not been announced.

This accounts for more than 100,000 square feet, or four times the size of the new Next store at Coopers Square shopping centre, in Burton.

The distributi­on unit includes office space and a deep yard. Roughly 120 jobs are expected to be created from the third phase, according to developers St Modwen.

Rob Richardson, senior developmen­t manager at St Modwen, said: “St Modwen will continue to lead the way in delivering quality places to work, boosting opportunit­ies in the East Staffordsh­ire community and allowing its businesses to thrive.”

Planning permission was granted for the third phase by East Staffordsh­ire Borough Council in August and it is set to be finished by August next year. Ranjit Gill, from Savills estate agents, the joint agents for the site, said: “It’s fantastic to see St Modwen now progressin­g with a third phase of constructi­on at Burton Gateway, which is one of the most prominent developmen­ts in the Midlands.”

James Clements, from co-agents Knight Frank, said: “There is a particular lack of units of this size in the region, and with the successes of Burton Gateway’s first phase and the encouragin­g response to the recently completed second phase, we expect yet more strong interest to follow.”

The regenerati­on specialist operates across the full spectrum of the property industry from a network of regional offices, a residentia­l business and through joint ventures with public sector and industry-leading partners.

It has a £1.7 billion national portfolio of more than 100 projects. This includes the regenerati­on of New Covent Garden Market in London; the transforma­tion of Longbridge, in Birmingham, and the regenerati­on of more than 2,500 acres of former industrial land in South Wales, including the new £450m Bay Campus for Swansea University. A spokesman said: “The company is focused wholly on regenerati­on.

“St Modwen has a land bank of more than 6,000 acres and is focused on the long-term developmen­t of commercial property and residentia­l land.”
