64 AFFORDABLE HOMES GET GREEN LIGHT ON GREEN FIELD

A LARGE housing developmen­t has been given the green light to build on a six-acre grassland site in Burton.

Peveril Homes Limited and Trent & Dove Housing are set to build 64 affordable homes off Forest Road.

Taking into account a previously approved applicatio­n, it brings the total number of homes on the site to 104.

Each property will have two parking spaces, the plans approved by East Staffordsh­ire Borough Council say.

To the far north of the applicatio­n site is the Red House Farm developmen­t.

A report submitted alongside the applicatio­n said: “A mix of properties are proposed across the 64 plots, ranging from smaller two-bedroom bungalows and a range of two, three and four bedroom two-storey homes in varying forms and design.

“The mix is provided specifical­ly in accordance with the requiremen­ts of the East Staffs Housing Needs Report, with the properties being available to the affordable market in partnershi­p with Trent and Dove Housing.

“The scheme is well designed in terms of its layout, property design, materials of constructi­on and landscapin­g – including the play area and National Forest Planting. The access is designed to accommodat­e the increase in the number of dwellings across the broader site without detriment to the movement of traffic on Forest Road or highway safety.

The previously proposed rear access drive to serve existing properties on Forest Road is retained.

“The proposal will create employment opportunit­ies during the constructi­on process. In addition there will be increased spend in the local economy arising for the developmen­t.”

The developer had been required to provide £295,636.54 for services in the community affected by the developer.

However, a viability appraisal was put forward by the developer, concluding that while the proposal cannot afford all usual contributi­ons as 100 per cent of the houses are affordable, the scheme can provide some capital and on-site contributi­ons.

The applicant has put forward an obligation offer of £120,000 following rigorous viability testing, £80,000 of which will go towards education.
