A FORMER haulage storage yard in Burton is set to be transformed into a housing development for over-55s.

Sixteen bungalows will be built at the former Fairfields site and garage in Bearwood Hill Road, Winshill.

The site will be demolished to make way for the two-bed bungalows, which will be managed by builder The Fitzpatrick Group and housing association Trent and Dove

Housing. The site will include space for two cars per home.

Plans have been approved by East Staffordshire Borough Council, which was told in a report the homes will help address a housing shortfall.

The report cited a “need for affordable housing in the area for young families to stay local and older residents to stay within their community, ensuring the vitality of Winshill going forward and retain demographics”. The report adds the bungalows would cater for “people who wish to downsize and have a manageable small rear garden”. When the development is built, residents will access the site from a single access road off Bearwood Hill Road.

The report said: “The single access road is well surveyed and all private space is tucked behind the public frontage of the houses. This street orientation provides good surveillance to public routes that while not creating any overbearing/daylight issues on the neighbouring properties.

“Parking is laid out at the front and side of all the plots to allow for passive surveillance of area. The site is surrounded by a number of trees which offer good screening, and it is our intention to retain as many existing trees as possible.”
