Shop on the market as business moves

A SMALL shop which once housed a books and games business that it quickly outgrew is on the market.

The building, in Main Street, Stapenhill, was once the home of Books & Banter but the shop proved too small for the popular business as it grew and it has since moved into a bigger premises at what was the old Merlin’s Nightclub in Station Street, Burton town centre.

Now, the Stapenhill shop is up for let. However, anyone taking it owner will only own the ground floor as the first floor apartment has already been sold off. The shop is being marketed by commercial estate agents Rushton Hickman with a rent of £85,000 per year.

The marketing report said: “This retail investment opportunit­y is located in the centre of the village of Stapenhill in a mixed retail and residentia­l area. There is on-street car parking close by.

“The ground floor accommodat­ion comprises sales area, together with store, kitchen and toilet. The upper floor of the accommodat­ion is an apartment, which has been previously sold off on a long lease. Consequent­ly, the purchaser of the building will have no benefit or income from that apartment.”

The building measures 463 square feet. There is a main sales area measuring 212 sq ft and secondary sales area of 253 sq ft here is also a kitchen and a small yard and garden accessed from the secondary sales area.

Books & Banter specialise­s in children’s books and games, often holding table top games tournament­s.
