Homes bid as development set to expand
TWELVE new homes are planned for the village of Rhydargaeau, north of Carmarthen.
Plans have been lodged by Moelfre Developments for what is to be phase two of an estate on land that was formerly part of Cefn Farm.
The new homes, if given the go ahead by Carmarthenshire Council planning committee, will be to the north east of the current phase one, north of the Dan-y-Dderwen which is a cul-de-sac of eight homes off the A485 which runs through the village. Also nearby is the Bro Helyg estate which is similar in nature.
The new development will effectively sit on land between Bro Helyg and Dan-y-Dderwen.
A report into the plans by agents JCR Planning on behalf of Moelfre Developments states: “The Cefn Farm site has undergone recent construction works with an estate road extended into the field and four large, detached houses completed, with four units under construction.
“The remaining four detached houses will shortly be commenced.”
Turning to the nature of phase two, the report said: “The application site forms an extension, being a second phase, of an active residential site.
“The proposed development will appear as a continuation development.
“The result is a comple- mentary layout to that granted and partly built phase one with 12 houses and bungalows being proposed, and will be compact in terms of land-take, with continuous frontages off both estate road flanks.”
The report adds that the site will be mixture of detached, semi-detached and bungalows.
Off-road parking will be created in side curtilages, and integral garages at the properties. It goes on to state: “It is considered that layout of the site proposals mimics the phase one development which is at a half-way point in its completion.”
The plans are expected to be discussed by Carmarthenshire Council’s planning committee in the near future.
