Plans for former dental practice
A CARMARTHEN dental practice planning to relocate to the outskirts of town could see its former building turned into flats and for commercial use.
Plans have been lodged for a change of use at Old Oak Dental Practice in Water Street.
Bosses at the practice are hoping to relocate in the spring to new premises in the Pensarn area behind Morrisons supermarket.
Planning agent Evans Banks Planning has submitted the change of use for the Water Street building on behalf of the applicant and the practice’s principal dentist Adam Llewelyn.
A report within the application states the plans seek to largely retain the existing external appearance of the building and if approved will see the conversion of the existing dentist’s to a ground-floor commercial unit (A3), along with three one-bedroom flats and one two-bedroom flat.
The planning report adds: “The proposal has come as a result of our client identifying that there is a mixed housing need in the area in question, particularly housing in the form of flats.
“The building is split over four levels, with the application proposal seeking alterations to each.

“On the ground floor, the lobby will continue its existing use, although the reception will be used as a commercial unit.
“There will be a wall separating the commercial unit and residential flats, additionally an alternative door will be used to gain access to both units.”
Turning to the flats, the application states: “Flat one in its entirety replaces the existing storeroom, plant room and both treatment rooms.
“It consists of a bathroom, bedroom, living and kitchen area, as well as an area for refuse collection.”
Flats two and three would be located on the first floor, replacing both dental consultation rooms, storeroom, printing room, both treatment rooms and a waiting room.

Above them on the second floor would be the fourth flat, replacing the staff locker room, two storerooms, a break room and an office.
This flat is two-bedroom and consists of a bathroom and WC, a large kitchen and living area.
The application report concludes: “The proposed development will respect and reflect the current mixed use form of Water Street, while adding to the local housing stock with a form of unit currently in high demand.”
The plans will be discussed in the near future by Carmarthenshire Council’s planning committee.
