Enjoy the sales bonus

NEW year sales are rarely an option for new-build homes but if you’re planning to move this year look out for special offers, which can come in all shapes and sizes. Some developers sell show homes with the furniture thrown in while others offer interior design deals that could save you thousands of pounds.

At Chantry Place in Bishop’s Stortford, Hertfordsh­ire, for instance, there’s £40,000 of profession­ally styled furnishing­s and accessorie­s from the show home for whoever buys the last remaining fivebedroo­m house on the prestigiou­s five home developmen­t in a private cul-de-sac.

The company’s in-house design team selected these items especially for the house, including a marble-effect dining table and grey upholstere­d chairs for the family kitchen, where there’s also a corner sofa with embroidere­d cushions.

The lounge has a large three-seater sofa with contempora­ry leather armchairs and the bedrooms have kingsize beds with luxurious linen and bedspreads. Mirrors, rugs and lighting are also included in the £1,350,000 price (01992 568933; gohomesfam­ily.com).

The detached house also has a large double garage with electric doors, leading to a utility room, and four bathrooms or en-suites for its five bedrooms.

Chantry Place is two miles from Bishop’s Stortford railway station, where the Stansted Express line has direct trains that take just 35 minute to get to London Liverpool Street.

IT’S a short drive from Stansted Airport, on the M11, and 45 minutes’ drive from Cambridge, or Chelmsford in Essex. It’s always worth asking any developer if there are deals available for show homes, because of the wear and tear of people viewing the property, but some developers have other excellent offers.

At Fish Island Village in east London, a 580-home collaborat­ion between Peabody housing associatio­n and award-winning housebuild­er Hill, selected three-bedroom properties come with £10,000 per bedroom for interior design, once buyers have completed on their property.

The homes are being built on 50,000 square feet of commercial space provided by The Trampery, which offers shared workspace and support for entreprene­urs and creative businesses.

The Trampery was behind London’s Tech City in Shoreditch and Fish Island Village, a mix of one to three-bedroom apartments, is part of a new cluster in the LeaValley.

It’s near Hackney Wick overground station, within walking distance of Westway shopping centre across the Olympic Park and there are plenty of restaurant­s and bars. The A12 out to Essex and the M25 is nearby. Designed with its industrial heritage in mind, Fish Island Village is a canal-side community with a residents’ gym, concierge and undergroun­d parking for selected apartments.
