Loft conversions demand is going through the roof
DEMAND for loft conversions is going through the roof as lockdown restrictions and working from home trigger a race to create more space.
Online searches for loft conversions rose by 165 per cent between May and June, as people look to add an extra bedroom, bathroom, home office, walk-in wardrobe or even a home cinema, according to building supply specialist Insulation4Less.
Loft conversions can boost a property’s value by around 20 per cent, adding £52,000 to the average £260,000 home.
Insulation4Less managing director Johnpaul Manning said they represent a great opportunity to maximise space and add value, but require planning and cause disruption: “Make sure your roof is sound and check its height and pitch. You need a minimum 2.2 metres to ensure proper clearance.” Water tanks and chimney stacks can cause issues, and check local building regulations to make sure development is permitted. “Planning permission and building regulations approval are two different things and need to be handled separately.”
Planning permission relates to the building’s external appearance, while building regulations set minimum standards for design and construction, Manning said.
Tell your home insurer about any major changes, especially if they affect your home’s structural integrity or value. “If you have seen local properties with similar conversions, ask which builder they used.”
Insulation is vital for energy efficiency, and include plumbing and electrical work in your budget. “Reputable companies will be happy to commit to a fixed-price contract,” Manning said.
