More homes added to Cadley Park plan

Local democracy reporter MORE houses are set to be added to the huge housing developmen­t being pitched for Swadlincot­e town centre.

The mass developmen­t, dubbed Cadley Park, would include a country park, golf course and nearly 600 homes.

Now the number of homes is set to reach the 600 figure with eight more being added to the northwest of the site, close to BuildBase and Garden King, in a field off Park Road and Woodview Road.

An initial plan for this plot, put forward by Harworth Estates, featuring 60 houses, was approved by South Derbyshire District Council in 2015.

Since then, and following discussion­s with Derbyshire County Council over access rights, the plan has been altered to include an extra half an acre of land and eight more houses, taking the proposal to 68 homes.

A decision on the proposal will be made at a planning meeting on Tuesday, January 15.

This site is the smallest of the three surroundin­g the golf course at Cadley Park, known as Site A, with Site B containing 132 houses off Woodland Road and Site C containing 400 homes off William Nadin Way.

The 68-home plan includes a new roundabout on Park Road.

County council highways officers state “the developmen­t would not have a significan­t adverse effect on capacity or safety of the road network”. It continues: “There is no objection to the revised scheme as it is not considered that the inclusion in the proposal of an additional eight dwellings over and above the 60 previously considered would have any significan­t impact on highway conditions.”

The county council says the building of 68 houses would create the need for 14 further places at Stanton Primary School. This will require the developer to pay £227,000 towards the school’s ongoing expansion plans.

Seven letters of objection had been submitted in relation to the former 60-home project.

These raise fears the developmen­t would impact on wildlife – such as adders and kingfisher­s – that residents in Woodview Road would have their privacy infringed, and the plot is a flood zone and home of former mine workings.

One letter of support was received.
