NOT YOUR AVERAGE HOUSE...

-

There can’t be many houses with a ‘pigeon room’ and ‘cheese chambers.’ But then this isn’t your average house. The Old Farmhouse in Weston on Trent is unique. A five-double bedroom former farmhouse, the property has been completely renovated and there are some lovely treats inside for viewers to discover. Take the pigeon room, for instance. Once the old pigeon loft, it retains small alcoves which were the roosting points for the pigeons - they are now a great space for decorative storage. The current owners have renovated the property and beautifully combined modern design aspects with the traditional heritage of the property creating a stunning five double bedroom home. The house has undergone complete re-wiring and been re-plumbed, additional insulation has been added and damp-proofing and wood treatment has been undertaken. Replacement wooden window frames were handcrafted to replicate the original Georgian ones and these have conservation double glazing. Modern additions were then incorporated - BT Fibre broadband was installed, multi-room TV points, wired smoke and burglar alarms and outdoor security lights. This theme of combining modern and traditional elements is perfectly summed up with the contrasts between the snug and the kitchen. The snug has all the elements you’d expect to find in a property believed to date back to around 1750. Original re-laid quarry tiles (with underfloor heating) set the scene and there is a lovely inglenook fireplace with a Rais wood burner. Step into the kitchen and a completely different approach has been taken. Floor-to-ceiling glass, sleek white units and an array of modern Siemens appliances provide everything a modern dream kitchen should offer - three ovens, two large warming drawers, an integrated bean to cup coffee machine and a five-zone induction hob. A central island houses an integrated Siemens dishwasher and there is a Franke sink and boiling water tap. There’s a utility room and cellar, WC and an open-plan living dining room. This now contemporary living space was once the farm’s dairy so you’ll find original beams to the ceiling, exposed brickwork and there is also a large inglenook fireplace with a Rais wood burner. Another room that is both versatile and stylish is the reading room, although this would also make a fabulous formal dining room. Measuring a sizable 4.02m x 5.18m (13’2” x 16’11”) it has the original Georgian floorboards, beamed ceiling and original cupboards. There’s a vintage cast-iron fireplace and mantelpiece with a gas fire, black vintage cast iron radiator, built-in bookcase and wooden French doors leading to the garden. And what about those cheese chambers we’ve eluded to? Well bedrooms four and five on the top floor are what the agent says are the original Cheese Chambers and both have en suite shower rooms. Three bedrooms have en suites plus there is a family bathroom. Outside, a particular feature is the garden room, a covered dining area with decked floor, a log fire - even a fireplace - and log store with a loft above. The roof of the dining area is made from the original floorboards in the house. Yhe garden also includes a polished concrete terrace with a rectangular water feature and fountain. There is a sunken lawn and raised flower beds, and a ‘secret’ garden with a wooden entrance door, picket fence and winding blue brick path to a further seating area.
