The Bell and Harp in Long Eaton A PICTURESQU­E pub on the edge of a village near Derby has been put up for sale with a guide price of almost £300,000.

The Bell and Harp, in Alfreton Road, Little Eaton, has been put on the market with agents James A Baker.

A guide price of £295,000 has been set, which includes the pub buildings and a large car park opposite that can accommodat­e up to 30 vehicles.

According to the agent, the pub is predominan­tly “wet led”, which means its main focus is serving drinks. However, the building does boast a small commercial kitchen.

The pub has a total ground floor trading area of 1,020 sq ft, which is set around a single central serving area. The main bar has a games areas, which includes a pool table and dart board.

Directly outside the pub, there are benched seating areas and further seat- ing in a sizeable beer garden next to the car park opposite. Overall, the pub and car park cover 1.19 acres - and the sale includes all the trade fixtures and fittings.

The pub’s private accommodat­ion, which has its own entrance, is spread across the first floor of the building and comprises an open plan kitchen/ lounge, bathroom, single bedroom and two double bedrooms. In the particular­s, James A Baker states that while the property could be bought with a view to continuing to run it as a pub, there is also the possibilit­y of alternativ­e uses subject to planning permission.
