Flats plan for former Peak District hotel and pub site

THE site of a former Peak District pub and hotel could be turned into an apartment complex.

The owners of the Marquis of Granby, in Bamford, were given permission to demolish the historic building in 2007 and replace it with a 44-apartment hotel with conference facilities and a health club.

However, that proposal, and subsequent plans to turn it into a convention­al hotel and apartments, have failed to materialis­e over the years.

Instead the site, which lies on the A6187 Hathersage Road, lies empty with no indication as to its former purpose as a pub and hotel which went out of business in 2004.

However, the owner has now come back with new place to “re-establish the Marquis of Granby” to provide a block of flats, with car parking and 2.1 acres of woodland and grassland.

According to planning documents submitted to the Peak District National Park authority, the complex would be made up 15 two-bedroom flats and six three-bedroom apartments.

These would be served by 50 car parking spaces, two dedicated disabled spaces and six cycle spaces.

Access to the site is from an entrance at the eastern end of the property, on the A6187 Castleton Road, via an entrance that was built in 2010.

According to planning documents all the apartments would be located in one large building which is set back from the road, with parking spaces backing onto the road, but sheltered from view by the existing large stone wall.

The building itself would be threestore­ys tall with a communal garden and lawn to the rear, while the majority of the rest of the site, which runs along the River Derwent, would be covered in grassland.

Each apartment would have at least one en-suite shower room, as well as open plan kitchen, dining and living room areas. There would also be a basement area, with each property having a dedicated cycle and general storage area.

A Design and Access Statement submitted by Corstorphi­ne and Wright on behalf of the applicant, states: “The scheme would provide a range of significan­t enhancemen­ts to the site, compared to the 2009 extant permission, including reduced scale and massing, reducing impacts on the visual landscape, reduced flood risk, reduced traffic generation, as well as creating significan­t ecological enhancemen­ts.

“The proposals are highly sustainabl­e, well located close to the villages of Bamford and Hathersage with good transport links and public transport options and have been designed to be highly energy efficient, incorporat­ing low carbon technologi­es.

“The proposals deliver a range of enhancemen­ts to the site and the wider area, and all key considerat­ions associated with the proposals have been assessed and concluded to be acceptable and in accordance with local and national planning policies and guidance, and therefore the applicatio­ns should be approved.”
