CHEAPEST STREETS IN DERBYSHIRE

IF you are looking for a first-time home on a budget or a fixer-upper, this list could help you nab a bargain property in Derbyshire.

The Derby Telegraph has compiled data from the Land Registry on house sales over the last year and can reveal the cheapest streets in the county.

We looked at streets where two or more houses had been sold within the last 12 months and found the average prices for each street in Derbyshire according to data from HM Land Registry.

With the average house price for Derbyshire sitting at £238,440, according to the same data, these ten streets could be worth keeping an eye on.

10. Stollard Street – Clay Cross, Chesterfie­ld

In the last year, two properties have sold in Stollard Street with an average selling price of £78,500. A two-bedroom, one-bathroom, two-reception room home on the street sold on the street last year for £72,000. A few doors down, a seemingly identical home was bought for £85,000 at the beginning of the year. Stollard Street is located next to Clay Cross hospital and has a Tesco Extra practicall­y on the doorstep.

9. Hunloke Road – Holmewood, Chesterfie­ld

Hunloke Road is actually tied with Stollard Street with two houses on the street reaching an average selling price of £78,000. The street of terrace houses is located in the former coalmining village of Holmewood is a 15-minute drive from Chesterfie­ld and located just off of the M1. A twobedroom, semi-detached property sold last year for £63,000 whilst another, a three-bedroom terrace, went for £94,000.

8. Alma Street West – Chesterfie­ld

Three properties were sold in Alma

Street West in the last year for an average of £78,166. A two-bedroom house was sold last year for £66,500 and a three-bedroom house sold for £83,000. The other home, a two-bedroom semi-detached property, sold for £85,000. Alma Street West is situated to the west of Chesterfie­ld town centre and close to all of the town’s local amenities. Just down the road is a Lidl supermarke­t and a GP surgery.

7. Swanwick Road – Leabrooks, Alfreton

Leabrooks merges with the village of Somercotes and is a short drive from Alfreton town centre. In the last year, three properties have sold on Swanwick Road for an average of £78,000. A two-bedroom terrace house sold for £85,000 in January of this year. Meanwhile, a few doors down, another two-bed terrace sold for £74,000 a month later. Another house sold on the street for £75,000 in October 2020.

6. Henry Street – Grassmoor, Chesterfie­ld

Three properties sold on this street within the last year for an average of £77,125. It is located next to plenty of local amenities as well as a GP surgery, primary school and Grassmoor Works Cricket Club. The lowest selling property on the street was £55,000 while another went for £66,000. A two-bed, mid-terrace house went for £92,500 in November 2020 after being bought the previous month for £95,000.

5. Harvey Court – Bolsover, Chesterfie­ld

A short walk away from Bolsover Castle and the town centre, Harvey Court is well connected to local amenities and things to do in the town. Three properties, all with three bedrooms, were sold the last year on the street at an average price of £73,666. The cheapest was a £48,000 semidetach­ed home. The two other houses, a semi-detached and terrace house were bought for £85,000 and £88,000.

4. Greenhill Lane – Leabrooks, Alfreton

The second entry on the list for Leabrooks had two sales of the same property in the last year averaging at £71,000. A three-bedroom, semi-detached house sold in November last year for £70,000 and for £72,000 two months later in January.

3. Chesterfie­ld Avenue – New Whittingto­n, Chesterfie­ld

A ten-minute walk away from New Whittingto­n’s High Street, Chesterfie­ld Avenue has a local shop, pharmacy, and Brearley Park right on its doorstep. It is also a short walk away from New Whittingto­n Primary School. The average price of a house in Chesterfie­ld Avenue in the last year was £64,500 and in that time, two properties were sold on the street. The first property was a twobedroom terrace which sold for £64,000 in April. The other was a twobedroom, end terrace which sold in February for £65,000.

2. Water Lane – South Normanton, Alfreton

South Normanton is only across the M1 from East Midlands Designer Outlet meaning that Water Lane could be a great spot for a bargainlov­ing house hunter. Two properties sold on Water Lane in the last year for an average of £57,150. A two-bed terrace sold on the street for £56,000 whilst next door sold for £58,300.

1. North Road - Clowne, Chesterfie­ld

The cheapest house in the cheapest street in Derbyshire sold for £46,000. The two-bed property has been sold twice in the last year, the second time with a 20% mark up of £55,250. North Road’s average house price based on the last 12 months is £50,625. The street has good transport links to Mansfield and Chesterfie­ld and is a short walk from Clowne town centre.
