Housing and employment units planned for ex-industrial site

A TOTAL of 82 new homes and seven small scale employment starter units could be built in a new property developmen­t in Sinfin.

The property developmen­t, south of the railway line, was formerly occupied by a single-storey industrial building before it was demolished.

Now vacant, a new planning applicatio­n has been submitted to build residentia­l properties on the site.

Leicester-based developer Venture Properties Group is seeking planning permission for 82 two-storey residentia­l dwellings next to the Sinfin Central Business Park on

Goodsmoor Road. If approved, a proportion of the dwellings will be affordable homes with up to four bedrooms, with car parking spaces attached to each property.

The land, between the railway line and Derby distributi­on centre on Goodsmoor Road, is approximat­ely 2.65 hectares.

Previous planning applicatio­ns for the land to build over 100 properties were rejected by the local council due to highway safety and noise concerns in 2011.

Should this current planning applicatio­n be granted, the site will make use of the nearby business park and enable pedestrian access to and from local amenities. The developmen­t will also include new drainage infrastruc­ture and open space on the land north of Goodsmoor Road.

The planning documents describe the site as currently appearing like a “waste land”, but hope the developmen­t of seven small scale start ups will help support Derby’s local economy.
