EDP Nor­folk Mag­a­zine learn from lead­ing prop­erty ex­pert Will Heigham of Gar­ring­ton about how he pro­vides his clients with a com­pet­i­tive edge when find­ing their next home

How do you as­sist your clients?

Last year there was a short­age of pre­mium prop­er­ties avail­able for sale, and I feel that the same trend has con­tin­ued this year. Giv­ing clients ac­cess to off-mar­ket op­por­tu­ni­ties is seen by many buy­ers as a ma­jor ben­e­fit of work­ing with a Prop­erty Finder. We ei­ther source these through the es­tab­lished re­la­tion­ships we have with sell­ing agents and lo­cal busi­ness con­tacts, or di­rectly with home­own­ers look­ing to sell their home away from the public eye. Other clients value our ex­per­tise with re­gard to pric­ing, as on some oc­ca­sions es­tate agents (and sell­ers) can be­come over op­ti­mistic with their val­u­a­tions (and ex­pec­ta­tions). All of­fers made on be­half of clients for a prop­erty are sup­ported with a de­tailed anal­y­sis of com­pa­ra­ble prop­er­ties and lo­cal knowl­edge, so buy­ers can be con­fi­dent that they are pay­ing a price which is sen­si­ble rel­a­tive to mar­ket con­di­tions.

Can’t peo­ple just do this them­selves?

Yes of course, peo­ple can and do buy prop­erty for them­selves. How­ever, a good anal­ogy is us­ing an ac­coun­tant to com­plete your tax re­turn – this is some­thing most of us are ca­pa­ble of do­ing, but it takes an aw­ful long time and us­ing an ex­pert can pro­vide fi­nan­cial ben­e­fits that far out­weigh the fees. Us­ing a Prop­erty Finder can be very sim­i­lar. Buy­ing prop­erty is some­thing Gar­ring­ton do ev­ery day, we have the right con­tacts and tend to look at prop­erty in a much more ob­jec­tive, prac­ti­cal and un­emo­tional man­ner than many buy­ers. All this is es­sen­tial when weigh­ing up the rel­a­tive mer­its of a prop­erty, han­dling the ne­go­ti­a­tions and nav­i­gat­ing the dif­fi­cult and of­ten tense pe­riod dur­ing con­veyanc­ing.

Do you just find prop­erty or are there other ser­vices you of­fer?

Gar­ring­ton’s ex­per­tise cov­ers all as­pects of buy­ing and sell­ing res­i­den­tial prop­erty for pri­vate and in­vest­ment pur­poses. From our hum­ble be­gin­nings when Phil Spencer from ‘Lo­ca­tion, Lo­ca­tion, Lo­ca­tion’ founded the firm be­fore TV fame, the com­pany has grown to be­come a na­tional busi­ness of­fer­ing res­i­den­tial prop­erty ad­vice to both buy­ers and sell­ers alike. Hav­ing his­tor­i­cally helped just buy­ers our role has evolved to ‘trusted ad­vi­sor’ which fre­quently en­com­passes all el­e­ments of a prop­erty move and in­deed on­ward home own­er­ship, akin to other pro­fes­sion­als like solic­i­tors or fi­nan­cial ad­vi­sors who can help with a mul­ti­tude of mat­ters re­lated to their spe­cial­ist sec­tor. Whilst this doesn’t mean we sell prop­erty (we don’t), we are able to ad­vise home­own­ers on the best strat­egy to sell their home, whether it be through an agent where we as­sist in the se­lec­tion and for­ma­tion of the sales strat­egy as well as over­see­ing the whole sales cy­cle or sell­ing pri­vately through an off-mar­ket ap­proach.

What’s the big­gest ben­e­fit of peo­ple us­ing your ser­vice?

The short an­swer is ‘it de­pends’ and will al­ways be re­liant upon mar­ket con­di­tions and what a client is look­ing to achieve. A com­mon theme for most clients is that they wish to save time and money, and like the fact that they have some­body look­ing af­ter their best in­ter­ests who is not con­flicted by try­ing to sell them any­thing. The na­ture of how we work with clients lo­cally, and in­deed across the UK, is that we take time to fully un­der­stand a client’s needs and rec­om­mend so­lu­tions and prop­er­ties based on re­search and a sound logic. Whilst the in­ter­net has helped house-hunters in var­i­ous ways, clients ex­press how they feel they are ‘drown­ing in in­for­ma­tion’ and are seek­ing some wis­dom from some­body ex­pe­ri­enced to help fil­ter op­tions and guide them.

What’s your pre­dic­tion for the Nor­folk mar­ket for the rest of this year?

It is well known that mar­kets do not like un­cer­tainty and no more so than in the prop­erty mar­ket, where de­ci­sions af­fect, what for many, is their sin­gle most valu­able as­set. How­ever, the good news is that there is grow­ing ev­i­dence to sug­gest con­di­tions are nor­mal­is­ing and what is par­tic­u­larly ev­i­dent in the Nor­folk mar­ket is the in­creas­ing num­ber of frus­trated buy­ers that are no longer hold­ing back and just want to get mov­ing this sum­mer.
