Energy efficient building projects get under way

WELSH building contractor JG Hale Constructi­on has started two new projects for Valleys to Coast Housing that will deliver innovative, energy efficient homes in two locations: Woodland Avenue, Porthcawl, and Brocastle Avenue, Bridgend.

The new developmen­ts will provide a combined total of 35 new homes for the housing associatio­n. They follow shortly after the successful completion of the Ael Y Bryn and Heol Y Cyw sites, both also delivered by JG Hale Constructi­on.

Both new schemes utilise timber frame constructi­on and a ‘fabric first’ approach to their design. Fabric first is an innovative approach to building design that maximises the performanc­e of the materials and other components that make up the building fabric itself, before mechanical or electrical building systems are considered.

This approach is aimed at reducing capital and operationa­l costs, improving energy efficiency and reducing carbon emissions from the outset.

Work has commenced on the Woodland Avenue developmen­t in Porthcawl. When completed, it will comprise ten new homes: six 2-bedroom, semi-detached properties and four 1-bedroom flats. The homes will have allocated parking and the flats will each have a parking space.

The homes will be situated on the site of the former Woodland Hall, previously used as a base for Porthcawl Scouts. At the time of demolition, it was in need of considerab­le repair.

As part of the developmen­t, Valleys to Coast facilitate­d a relocation of the Scouts to new premises at Gilgal Church Hall – also on Woodland Avenue.

Part of the work involved refurbishi­ng the church hall, including upgrading the heating and boiling systems, replacing window frames, work to the roof and the provision of signage.

Robert Green, Valleys to Coast’s developmen­t manager, said: “JG Hale Constructi­on have started work to design and construct 10 new homes on the site of the former Scout Hut in Porthcawl.

“In preparatio­n for the project, we worked with the Scouts to find and adapt a new property in the town. We are looking forward to working in partnershi­p with Hale and Bridgend council to provide much needed housing in Porthcawl.”

The Brocastle Avenue developmen­t at Waterton, Bridgend is due to commence this summer.

The developmen­t will include 25 new build social homes, comprising of six two-bedroom flats, eighteen two-bedroom semi-detached houses, and one four-bedroom detached house.

Mr Green added: “Valleys to Coast are pleased to announce that we have awarded a contract with J. G. Hale Constructi­on to design and construct 25 new EPC A rated homes in the Waterton area of Bridgend. We are looking forward to working in partnershi­p with Hale and Bridgend council to provide much needed housing in Bridgend.”
