Plans for transforma­tion of former industrial estate

PLANS to transform a derelict industrial estate in Maesteg into a sustainabl­e mixed-use neighbourh­ood are continuing to progress with site marketing now underway to promote the site to developers.

Vacant for over a decade, the site at Ewenny Road Industrial Estate was recently granted outline planning permission by the council for 201 residentia­l units, an enterprise/ employabil­ity hub, public open spaces, retail and for all associated works and engineerin­g operations to be completed subject to the signing of agreements.

Cardiff Capital Region (CCR) funding has also been made available to undertake a programme of works to prepare the site for developmen­t. These separate works are currently out for tender and expected to be complete by the end of the year.

The project forms part of the council’s Local Developmen­t Plan and a strategy has been developed to ensure that the project meets local housing, employment, and transporta­tion needs.

The cleared brownfield site, which is the biggest in Bridgend County Borough’s valleys, consists of 16.31 acres and is available for sale.

This forms part of a larger combined area totalling 19.03 acres. The remaining section will be retained by Bridgend County Borough Council and reserved for the developmen­t of a transport interchang­e and employment uses.

Cllr Rhys Goode, Cabinet Member for Housing, Planning and Regenerati­on, said: “This developmen­t is yet another example of our ambitious plan for the county borough and transforma­tional projects like this one have the ability to positively impact the community for generation­s to come.

“The project has been in the planning stages for a number of years and a lot of work has taken place to ensure that the masterplan covers all bases to reflect the modern infrastruc­ture that we want to create.

“As part of this, we are also looking to create sustainabl­e homes which further demonstrat­es our commitment to the environmen­t.

“It has been a long-term aim of the council to unlock the potential of this site and I am excited to see the project progress along with the many economic and social benefits that it will bring to the Llynfi Valley and Bridgend County Borough as a whole.”
