New lease of life for fashion stores
AMULTI-MILLION refurbishment of a building which houses fashion brands Ted Baker and Hugo Boss is set to get underway.
The former business centre, situated at 69 Buchanan Street, will be transformed into an “exciting place to work” with the creation of a high specification, contemporary office space complemented by state-ofthe-art tenant wellbeing facilities and a communal roof terrace.
The building extends to 23,000 sq ft over second, third and fourth floors with the lower floors being occupied by Ted Baker and Hugo Boss.
To further enhance the building’s offer to meet current occupier requirements, a fibre optic data connection will be provided to all floors whilst also embracing green credentials through the installation of a roof-mounted, vertical axis wind turbine, providing common electricity to the building, a living green wall and electric car charging points in the extensive basement facility.
The project will be completed next January with Cosmos Projects as the appointed contractor. Avison Young/Ryden are the appointed letting agents on behalf of Warburg-HIH Invest Real Estate UK Ltd, with Woods Associates acting as project manager alongside Xburo as lead M&E advisers.
Tim Jacobsen, partner at Ryden and joint letting agent for the building, below, said: “69 Buchanan Street will deliver a compelling offer in an unrivalled city centre location that benefits from retail, restaurant and hotel amenity and major public transport nodes on its doorstep. “The office accommodation will be transformed into an exciting place to work with the floor plates providing an exposed ceiling finish incorporating a Grade A specification.
“To meet occupier demand a basement suite of cycling and shower facilities will be created.”
Michael Facenna, associate director for joint letting agent Avison Young, added: “With the roll-out of the UK’s vaccination well advanced, we are anticipating an increased demand for office property.”
