Figures show county’s house price rises

DEVON’S most and least expensive postcodes to buy a home have been revealed.

The latest figures are from the Land Registry’s price paid data. The averages are based on house sales in the 12 months up to the end of August. It also shows whether house prices have gone up or down compared to August 2022.

In Devon, Ottery St Mary (EX11) has seen the biggest rise. In August last year the average house price was £415,296 but prices in the area have risen by £159,767, or 38.5%.

There were 100 sales in the EX11 area in the last year, with an average house price of £575,064.

Totnes (TQ9) has seen the second biggest rise. There were 224 sales in the TQ9 area in the last 12 months, with an average house price of £518,057. This has risen by £92,875 in the last year, up 21.8%.

The third biggest rise in house prices across Devon was the PL8 area, which includes Brixton, Newton Ferrers, Noss Mayo and Yealmpton. There were 60 sales in the area in the last year, with an average price of £640,576, up £110,308 or 20.8%.

Devon’s most expensive place to live, Exeter (EX3), currently has an average price of £661,372, a 6% rise in the last 12 months, up £37,630 from 2022’s average of £623,742.

Devon’s least expensive place to live is Plymouth’s PL4. The average house price in the last 12 months was £190,051, up from £183,109 (3.8%).

House prices in some areas of the county, including PL7, EX34, PL20, TQ6, PL1 and EX12, have fallen.

Postcodes with fewer than 50 sales in each of the last two years were excluded from the research.
