Plans to partly demolish former village restaurant

PLANS to partly demolish a former restaurant in Burbage and create an new homes have been resubmitte­d.

The fresh applicatio­n to redevelop 34 Windsor Street includes changes to the facade of the proposed homes that would front onto the street.

Proposed juliette balconies have also been removed from the plans and existing hedges are to be maintained.

34 Windsor Street has been closed for two years and plans have now been filed to knock down part of the rear of the building and refurbish it as a duplex, comprising a two-bedroom property and a three-bedroom property.

A three-bedroom house and a terrace of three two-bedroom houses would also be built as part of the proposal, with each of the units to have its own garden and an area for bin storage.

Vehicles would access the site from an existing entrance on Windsor Street, with the complex to include 12 car parking spaces, six fewer than the current number.

A design statement filed with the fresh plans said: “The main vehicular access is made by Windsor Street.

“This is an existing access to be retained and improved to incorporat­e pedestrian access.

“Based on Highways comments in relation to raised bus stop kerbs, eastern pedestrian access has been modified to allow for a 6m access road.”

Footpaths from the car park within the site to the duplex homes have also been added to the proposal.

Planners at Hinckley and Bosworth Borough Council requested that constructi­on works at the site only be carried out Monday to Friday between 7.30am and 6pm and on Saturday from 8am to 1pm.

An ecological assessment filed with the applicatio­n said: “Proposals are yet to be finalised but are anticipate­d to include some modificati­ons to the existing building, the potential for reroofing and upgrading of services (electrics and plumbing etc) to convert the disused restaurant into two residentia­l units.”

The restaurant and cocktail bar was cited in the Michelin guide for two years before it closed in summer 2017.
