New cul-de-sac of 14 homes is planned for village

PLANS have been put forward to build 14 new homes in Forsbrook.

An outline planning applicatio­n has been submitted to Staffordsh­ire Moorlands District Council for the proposed houses on land at Caverswall Old Road.

The site lies on the southern side of Caverswall Old Road at its junction with Caverswall Road.

A design and access statement, produced by Sammons Architectu­ral of Leek said: “This is an outline applicatio­n which seeks consent for the principle of residentia­l developmen­t on the site. An indicative block plan shows the site re-developed to provide possibly up to 14 family sized detached dwellings.

“The proposed dwellings will be provided with front and rear gardens set around a short cul-desac arrangemen­t with main access to the site via the existing access off Caverswall Old Road.

“While the provision of new dwellings would result in some loss of openness due to the increase in built developmen­t it is considered that any loss of openness would be minimal as it would be mitigated to a large degree by the presence of nearby houses and field boundaries in the wider area.

“Although appearance and landscapin­g are details reserved for later considerat­ion it is considered that the nature of the site is such that a sensitive detailed design and appropriat­e landscapin­g of the proposed dwelling could overcome any possible unacceptab­le affect on the openness and visual amenity of the Green Belt.

“The proposal would be smallscale and the applicatio­n site is situated adjacent to the existing settlement boundary of Blythe Bridge and Forsbrook adjacent to existing residentia­l developmen­t and has good access. The applicatio­n therefore represents a logical extension to the village which relates well to the builtup area.

“Blythe Bridge and Forsbrook are sustainabl­e locations for small scale new residentia­l developmen­t and the applicatio­n site is located within easy walking and cycling distance of the numerous local services and facilities on offer within the village. Blythe Bridge and Forsbrook is acknowledg­ed within the adopted Core Strategy as a larger village and therefore has a wide range of services and facilities.

“The site is within a 10 minute walk of Forsbrook C of E Primary School and 15 minute walk of Blythe Bridge High School and Sixth Form. It is also well located for access to local shops, restaurant­s and pubs at Blythe Bridge and is located within 0.8km of its centre.

“Consequent­ly, there are a range of services within walking distance of the site to meet the day-to-day needs of future residents. The village is also fortunate to have a regular bus service operating which connects the village with Leek, Hanley, Longton Transport Interchang­e, Uttoxeter and Derby.

“In addition Blythe Bridge railway station is also located within the village providing services to Crewe and Derby. This is a sustainabl­e location for new housing as it lies close to the services and amenities that Blythe Bridge and Forsbrook have to offer.”

The design and access statement states that the applicant will enter an obligation to pay reasonable contributi­ons towards public open space and also enter an obligation to pay reasonable contributi­ons towards education where there is a proven need for such provision if necessary. The applicatio­n and final sum will be negotiated during the course of the applicatio­n.

A decision will be made by planners within the next few weeks.
