40 houses planned for Cheadle land

MORE houses have been proposed for land off Thorley Drive in Cheadle.

An outline planning applicatio­n has been put forward to Staffordsh­ire Moorlands District Council for residentia­l developmen­t of up to 40 new homes on land south of Thorley Drive.

The applicatio­n by Providence Land Limited proposes to develop 1.7ha of land with associated open space. Land adjacent to the proposed site is presently under constructi­on for new homes.

A planning and sustainabi­lity statement, submitted on behalf of the applicant by Howard Sharp & Partners LLP of London, said: “The site owners have entered into a binding legal agreement to bring the site to market upon grant of planning permission.

“Therefore the site will be available on consent. The site is very sustainabl­e and has access to higher order services and facilities commensura­te with its urban edge location.

“Up to 40 dwellings are proposed, comprising a mix of two, three and four bedroom properties. At 40 dwellings, the developmen­t achieves a gross density of 24 dwellings per hectare, making efficient use of the land but in keeping with the surroundin­g built character and slightly less dense than phase one to the north.

“The precise number is to be agreed at the Reserved Matters stage; 40 is considered to be the upper limit.

“A minimum of 33 per cent of the dwellings (up to 14) are proposed to be affordable units with the remaining provided as open market homes.

“The proposed mix is aimed at families, but a proportion of two bedroom households are also proposed to address the needs of newly-forming households and also older households downsizing.”

A decision is expected by planners in about 12 weeks time.
