A PUB in the heart of a county town has been put on the market.

The Noel’s Arms, on the corner of Mill Street and Burton Street, in Melton, is up for sale and looking for someone to take over as pub landlords, according to estate agents Christie & Co and property website RightMove.

While there may be some concern from residents about losing another high street pub, the property is being sold as a going concern with a premises licence, all for the price of £275,000.

The property comes with a fully-fitted bar, complemented by the central fireplace and fitted stage area, which has been used regularly to host music events.

The bar area is in the corner of the main room and provides plenty of space to serve customers in the front and rear areas of the pub - with a corridor leading to customer toilets and the beer garden.

From the bar, it leads to the back of house, where there is plenty of storage, as well as access to the upper floors and small kitchen area.

The pub also comes with the chance to run the building as a bed-and-breakfast, with three en-suite rooms as well as three using a shared bathroom, although one of the rooms is not currently operational as a letting room.

The space also has owner’s accommodation – a double bedroom and living room.

The listing reads: “Situated within the desirable market town of Melton Mowbray, The Noel’s Arms is an attractive freehold pub which has a good reputation both locally and from customers further afield.

“The pub is located within a threestorey property beneath a pitched tiled roof. It has a contemporary brickpainted façade which complements both the age of the building along with the historic feel of the town centre.

“The property offers a good sized ground floor trading area which boasts traditional features, first and second floor letting rooms along with owners’ accommodation and an external courtyard with additional storage.

“The business in renowned locally as a pub which regularly houses music events.

“The Noel’s Arms boasts a fantastic opportunity for either a first time buyer or an existing operator to build on the reputation of the previous owners while owning a traditional pub.

“The property and business offers further room for growth.

“There is a lack of available hotel/ B&B accommodation in Melton, with the Premier Inn often being fully booked weeks in advance and the Harborough Hotel, just a few doors away, also running at capacity for most of the time. There is huge opportunity for a new owner to capitalise on this.”
