Completion date for £1.1m student flats developmen­t

THE new £1.1m student flat developmen­t in Loughborou­gh’s Woodgate is expected to be completed in September this year.

The developers, Alpha Homes, say the environmen­tal concerns have been high on the agenda with The Foundry II building, which is next to Beehive Lane car park and across the road from its sister student flat developmen­t, The Foundry.

A spokesman for the developers told the Echo: “In keeping with the university’s focus on sustainabi­lity, The Foundry II is being built using integrated panelling, cladding and conduits that are manufactur­ed offsite.

“This is a low carbon and environmen­tally-friendly constructi­on method that also vastly speeds up the build.

“Once complete, the property will have 100 student en-suites, as well as on site facilities that include a cinema, gym and landscaped courtyard.

“It will also have off-road parking, designed to limit any potential negative impact on local residents.”

James Harrington, business developmen­t manager for marketing agents Emerging Property, said: “Loughborou­gh is home to one of the most impressive universiti­es in the UK.

“Its large 438-acre campus is simply breathtaki­ng and the university consistent­ly sits near the top of all major league tables. Taken together, this is a wonderful place to study.”

The property sits just across the street from the company’s existing student property of the same name. These students too will be able to take advantage of the facilities in this new developmen­t once it is operationa­l later this year.

Mr Harrington continued: “Our property complement­s the university’s commitment to environmen­tal and social responsibi­lity, and is being built in a way that minimises the disruption caused to nearby residents between now and October.”

The two properties will also share the same management company – Mezzino. They are specialist­s in the student sector.

Mr Harrington added: “The university makes up a massive 30 per cent of Loughborou­gh’s total population and they pay 36 per cent more than non-students to live in local residentia­l accommodat­ion – the highest rental premium in the country.

“Purpose-built student accommodat­ion is thus able to provide them with an alternativ­e housing option, with better facilities at a similar rental level, while also freeing up residentia­l property for locals – it’s really a win-win situation for everyone in the town.”
