Holyport: Sorbon plans expansion at Tectonic Place site

This week’s public notices include an outline planning applicatio­n to build one two-storey home and 10 commercial units at an office site in Holyport.

Developer Sorbon Estates, which owns the Tectonic Place business park, in Holyport Road, is looking to expand the site to improve its commercial viability.

The proposed commercial buildings are planned for the rear of the site while the four-bedroom home could be built at the front of the office park.

A design and access statement said: “The Royal Borough Local Plan acknowledg­es that new or replacemen­t employment floorspace can largely be met through intensific­ation and redevelopm­ent leading to more efficient use of existing employment sites.

“The small and flexible nature of the additional units provided in this location offer substantia­l benefits both for the local community as well as meeting the need of the local plan policy to protect and enhance existing business spaces.”

The plans have received a number of objections, including from the Holyport Residents’ Associatio­n.

The associatio­n argues the position of the proposed buildings would lead to a loss of light and privacy for residents in nearby Springfiel­d Park.

A formal letter of objection to Windsor and Maidenhead council also raised concerns over the expansion of the site’s impact on pollution.

“The transport statement cannot hide the fact that an approximat­e doubling of the premises could mean a doubling of vehicular traffic and associated pollution.”

Windsor and Maidenhead council is updating ‘Keep Clear’ restrictio­ns outside two schools in the Royal Borough.

Restrictio­ns will remain in place outside Altwood

Church of England School, in Altwood Road, between 8am and 5pm, Monday to Friday.

Drivers are also banned from stopping outside Wraysbury Primary School between 8am and 9.30am and from 2.30pm to 4pm Monday to Friday.

The council said it is planning to introduce camera enforcemen­t at the two sites.

Valley Walk will be closed to pedestrian­s from 8am to 5pm on Wednesday, May 1.

Windsor and Maidenhead council said the closure is required so a new telegraph pole can be installed.

An alternativ­e route for pedestrian­s will be available via Kings Grove and Grenfell Road.

Overnight closures are planned in Broadway from Tuesday, April 16 to Thursday, April 18.

The town centre road will be shut from its junction with Keys Place to its junction with Queen Street from 9pm until 5am during the closure period.

The council said the closure is required to fix a leaking supply on the road.
