PLANS to trans­form a run­down shop­ping com­plex have been up­dated in or­der to ex­pand parts of the de­vel­op­ment.

Ini­tial plans were ap­proved to turn the empty shops at New­bridge Court in Tollesby, Mid­dles­brough, into a con­ve­nience store, com­mer­cial units and 21 apart­ments last year - but a re­vised ap­pli­ca­tion was re­cently sub­mit­ted to ex­pand the de­vel­op­ment.

The mi­nor re­vi­sions which were sub­mit­ted to Mid­dles­brough Coun­cil last weeky by Teesside de­vel­oper Jo­mast hope to merge one of the small com­mer­cial units in or­der to cre­ate a larger con­ve­nience store.

The plan­ning state­ment states: “The re­vi­sions to the scheme are of a mi­nor na­ture and are in or­der to im­prove the vi­a­bil­ity of the com­mer­cial units. The re­main­ing el­e­ments of the ap­proved scheme are un­changed.

“It has be­come ev­i­dent that a larger con­ve­nience store is re­quired com­pared to the one orig­i­nally ap­proved.

“The pro­posed changes have re­sulted in re­vi­sions to the ground floor lay­out of the com­mer­cial el­e­ments and the re­vi­sion of the el­e­va­tions to re­flect the change in the num­ber of com­mer­cial units.”

The ap­pli­ca­tion adds that the re­main­ing el­e­ments of the scheme would re­main un­changed from the ap­proval as re­gards scale, num­ber of res­i­den­tial units, park­ing pro­vi­sion, re­stric­tions on open­ing hours, and other con­di­tions.

In the ini­tial plan­ning ap­pli­ca­tion, Jo­mast said the ex­ist­ing build­ings had grad­u­ally fallen into dis­use over a num­ber of years and were in a poor state of re­pair.

It said: “They do lit­tle to con­trib­ute to the lo­cal­ity, ei­ther in terms of ap­pear­ance or func­tion.

“The site is li­able to at­tract anti-so­cial be­hav­iour. The build­ings are in need of re­de­vel­op­ment.
