Prediction is positive for house market
Ihave recently taken the helm at connells estate agency in Rushden, and I am pleased to report that we have seen increased activity in the local housing market over recent weeks, and this is translating into increased sales activity.
The housing market in Rushden and the immediate surrounding areas is buoyant. Despite the doom and gloom reports in the media, we are finding that properties are selling well as long as they are correctly priced, well presented and proactively marketed by an estate agent who is prepared to work hard to get results.
We believe that much of the increase in sales is due to a pent-up demand from people who want, or need, to move, but who have been reluctant to commit. We have sold a wide range of properties in the first two weeks of December, from two-bedroomed apartments up to fourbedroomed houses, with more sales due to complete before the end of the year.
We are entering the housing market in 2011 with confidence, although, clearly, much will depend partly on there being better access to higher loan-to-value mortgages to give first-time buyers much needed help in getting on the property ladder. but with house prices stabilising, interest rates expected to remain low for some time to come, coupled with higher monthly rental payments, for many, there has never been a better to move home.
The new Year is traditionally a busy time for the housing market, and we expect to see the traditional influx of buyers return to the market, so now is a great time to put your property up for sale and take advantage of the increase in buyers looking to move in the area.
At connells, we can offer various schemes, such as £1,000 cash back and ValueShare, to help purchasers with little or no deposit, and recently we received the Gold award in the best financial Services category at the Estate Agency of the Year Awards 2010.
Previously I owned a franchise of a web-based agency, where we didn’t have an office and did most of our work online. Although we were able to offer lower fees, we weren’t able to provide a wide range of marketing methods for properties, local newspaper advertising or have the presence of staff in a branch location.
I decided to join connells because it is a large corporate agency, able to offer a wide range of services to customers, and I believe, in the current housing market conditions, customers would want to use a trusted agent who can offer a range of services under one roof.
Rather than getting information from the media or the man down the pub, take professional advice from those actually working in the property market. Many people may be pleasantly surprised that they can not only get moving, but might well be able to afford something that, just a couple of years ago, would have been totally out of reach.
