Pre­dic­tion is pos­i­tive for house mar­ket

Ihave re­cently taken the helm at con­nells es­tate agency in Rush­den, and I am pleased to re­port that we have seen in­creased ac­tiv­ity in the lo­cal hous­ing mar­ket over re­cent weeks, and this is trans­lat­ing into in­creased sales ac­tiv­ity.

The hous­ing mar­ket in Rush­den and the im­me­di­ate sur­round­ing ar­eas is buoy­ant. De­spite the doom and gloom re­ports in the me­dia, we are find­ing that prop­er­ties are sell­ing well as long as they are cor­rectly priced, well pre­sented and proac­tively mar­keted by an es­tate agent who is pre­pared to work hard to get re­sults.

We be­lieve that much of the in­crease in sales is due to a pent-up de­mand from peo­ple who want, or need, to move, but who have been re­luc­tant to com­mit. We have sold a wide range of prop­er­ties in the first two weeks of De­cem­ber, from two-bed­roomed apart­ments up to fourbed­roomed houses, with more sales due to com­plete be­fore the end of the year.

We are en­ter­ing the hous­ing mar­ket in 2011 with con­fi­dence, al­though, clearly, much will de­pend partly on there be­ing bet­ter ac­cess to higher loan-to-value mort­gages to give first-time buy­ers much needed help in get­ting on the prop­erty lad­der. but with house prices sta­bil­is­ing, in­ter­est rates ex­pected to re­main low for some time to come, cou­pled with higher monthly rental pay­ments, for many, there has never been a bet­ter to move home.

The new Year is tra­di­tion­ally a busy time for the hous­ing mar­ket, and we ex­pect to see the tra­di­tional in­flux of buy­ers re­turn to the mar­ket, so now is a great time to put your prop­erty up for sale and take ad­van­tage of the in­crease in buy­ers look­ing to move in the area.

At con­nells, we can of­fer var­i­ous schemes, such as £1,000 cash back and ValueShare, to help pur­chasers with lit­tle or no de­posit, and re­cently we re­ceived the Gold award in the best fi­nan­cial Ser­vices cat­e­gory at the Es­tate Agency of the Year Awards 2010.

Pre­vi­ously I owned a fran­chise of a web-based agency, where we didn’t have an of­fice and did most of our work on­line. Al­though we were able to of­fer lower fees, we weren’t able to pro­vide a wide range of mar­ket­ing meth­ods for prop­er­ties, lo­cal news­pa­per ad­ver­tis­ing or have the pres­ence of staff in a branch lo­ca­tion.

I de­cided to join con­nells be­cause it is a large cor­po­rate agency, able to of­fer a wide range of ser­vices to cus­tomers, and I be­lieve, in the cur­rent hous­ing mar­ket con­di­tions, cus­tomers would want to use a trusted agent who can of­fer a range of ser­vices un­der one roof.

Rather than get­ting in­for­ma­tion from the me­dia or the man down the pub, take pro­fes­sional ad­vice from those ac­tu­ally work­ing in the prop­erty mar­ket. Many peo­ple may be pleas­antly sur­prised that they can not only get mov­ing, but might well be able to af­ford some­thing that, just a cou­ple of years ago, would have been to­tally out of reach.
