Farm site homes expected to be given the go-ahead

PLANS for a huge new neighbourhood with more than 800 new homes are set to be given the goahead – as the project takes another big step forward.
Outline planning permission is expected to be passed this evening for the vast Top Wighay Farm development near the village of Linby. The project will also include a primary school, local centre and land for “employment purposes”.
This would mean the scheme can go-ahead “in principle” but more detailed proposals must be submitted in the future.
A Gedling Borough Council planning report states that a pub/ restaurant is part of the vision for the site.
It reads: “The local centre is identified as having convenience stores, a pub/restaurant, a day nursery and small-scale offices, which will serve local residents.”
Almost 18 per cent of the new houses will be affordable, with 99 for affordable rent and 43 offered as shared ownership.
None of the new buildings, proposed for the site off the A611, will be more than three storeys in height.
Green land will be run through the centre of the development, leading to the main public open space.
Five letters of objection were sent in, and points raised include that the size of the site is too large, that services in the area like schools won’t be able to cope and parking at the Hucknall Park and Ride and tram stop, which is already difficult, “will only become worse”.
But proposed pedestrian footway improvements along Top Wighay Road have been welcomed.
Two access points are proposed, one from an existing roundabout at the junction of the A611 and Annesley Road and a new access point further along Annesley Road to the north.
The application, submitted by Nottinghamshire County Council, has been recommended for approval by Gedling Borough Council planning officers subject to meeting planning obligations and conditions.
A decision is due to be made by the borough council’s planning committee this evening.
Speaking previously, Councillor Kay Cutts, leader of the county council, said: “The proposed new primary school will help serve the families due to live in the 805 new homes planned.
“Demand for housing in and around Nottinghamshire is high, so new homes are needed to meet the needs of existing and future residents.
“Work to create two new junctions to open up access to the site is due to finish this spring.
“This work also includes the expansion of a roundabout on the A611/annesley Road and a new signal-controlled junction as well as a new, three-metre wide, shared-use footway/cycle lane along the northern side of the A611 north of Hucknall and to the west of Linby.
“So already there has been a significant investment in improving the local road infrastructure, working with our partners.”
Earlier this month, villagers of Linby said they were worried that a large volume of traffic resulting from the development could lead to more accidents.
