Council tipped to approve 141 more homes

A DECISION will soon be made on whether more than 100 new homes can be added to a Nottingham­shire housing estate.

The Eagles Edge developmen­t, off Mansfield Road, Redhill, could be expanded by 141 homes if Gedling Borough Council’s planning committee follows advice to grant permission for the project on Wednesday.

The first stage, which comprises 72 homes, has been constructe­d and is largely occupied.

The estate’s developers Barwood Homes Ltd, MF Strawson & Magal Investment­s LLP Agent now want to use the 6.95 hectares for its next phase, which would have almost twice the amount of houses as the first.

In planning documents, the builder said there would be a mix of detached, semidetach­ed and terraced housing, with 21 different house types available for prospectiv­e buyers.

The property developer said 21 of the properties would be classed as “affordable”, with 15 these being “first homes” and the remaining six being “affordable rent”.

Councillor­s on Gedling Borough Council’s planning committee have been advised to grant planning permission for the new homes, as long as the applicant agrees to making financial contributi­ons towards local infrastruc­ture and services.

As part of these obligation­s, NHS Primary Care Trust has asked for a contributi­on of £78,030 towards the expansion of primary care provision to include Stenhouse Medical Practice, Highcroft Surgery and Daybrook Medical Practice.

Nottingham­shire County Council said that while there were spaces for the expected increase in demand for primary education, the developers would have to contribute £799,180 for secondary and post 16 education needed to support the new estate.

This would be spent on education in the Arnold area.

The county council also requested £35,000 be provided to fund a three-month bus pass for future residents, with a further £57,400 for two new bus stops on each side of Mansfield Road.

The authority added that £5,074 would be required from the developers to ensure the area’s libraries were stocked up.
