Work continues on developments bringing nearly 800 homes
PROGRESS is being made on three major developments which will expand a Nottinghamshire village by hundreds of homes.
Construction work is continuing on one of the developments and land is being prepared for the other two in Radcliffe-on-trent, with the three collectively adding nearly 800 homes to the village.
Outline planning permission for a 400-home site off Shelford Road was first granted in November 2018, ahead of the submission of more detailed plans, with work continuing on the three-phase site.
Plans also included a primary school and health centre.
Avant Homes will deliver 102 new homes off Nottingham Road, dubbed the Hackett Grange development. The 13-acre site will include a mix of two, three, four and five-bedroom homes.
Finally, Spitfire Homes was given permission to build 280 homes north of the A52 Grantham Road. As part of the 28-acre development, Spitfire also wanted to create a new T-junction with traffic lights.
Radcliffe-on-trent Parish Council chair Councillor Anne Mcleod said: “The big problem is the lack of support for the infrastructure. The development by the RSPCA [Centre] from Avant and also the Spitfire development between them will add around 400 new homes.
“The junior school and the secondary school have got more capacity for students, the infant school not so much, so there’s going to have to be thought given to that.”
Councillor Mcleod , who has lived in the village for nearly 50 years, also said capacity on the roads and demand for health services needed greater consideration.
People in Radcliffe have previously expressed mixed views on how the village is changing due to the new housing, with some having said that it will soon be akin to West Bridgford.
Yet others have argued that people need places to live and that a greater amount of development is taking place in Bingham.
Concerns have also been raised about the potential for development to increase the flood risk in Radcliffe, which was devastated by flooding in 2020 which saw 37 reported incidents of internal property flooding.
The village was again hit by flooding caused by Storm Henk earlier this year
Despite these concerns, Councillor Mcleod said that the developments were a “positive thing” for Radcliffe overall.
She added: “I think I can say that [the new residents] are being welcomed and they are integrating in the village. It’s a very friendly village and a smashing place to live.”
