Even more student flats planned for Lister Gate

NEW ACCOMMODAT­ION APPLICATIO­N FOR CITY CENTRE

NEW plans have been revealed for more student flats on a Nottingham city centre street where dozens have already been approved.

Two shops would be created on the ground floor, but the upper three floors above the former EE store on Lister Gate would be transforme­d into 11 studio apartments.

The first and second floors would each house four apartments, while the third floor would feature three. Each apartment would have an ensuite shower room, kitchen area, storage and desk space.

The proposals mark the latest plans for student accommodat­ion on Lister Gate, a street which has seen significan­t change since the closure of the Broadmarsh Shopping Centre.

River Island and WH Smith are among the big-name brands that have left, with questions raised about the street’s future given the number of empty units.

One solution is a planned £25m Community Diagnostic Centre, to be run by Nottingham University Hospitals NHS Trust. The “one-stop shop” for services ranging from lung function testing to ultrasound scans will be in a row of former shops at the end of the street.

Several developers have taken on other vacant buildings in recent years and submitted plans to convert them into student accommodat­ion.

Permission has been granted for 14 apartments above the former Stock Giant store, and 156 beds are due to be housed above the former Marks and Spencer premises.

Meanwhile, three new apartments will be created above numbers 19-23 Lister Gate and there will be 12 flats above the old Shoe Zone.

The latest plans, submitted to Nottingham City Council on March 22, were created by the ALB Group, which previously acquired 11 properties on nearby Bridlesmit­h Gate.

In planning documents, architects Jackson-crane Architectu­re say: “Bringing these spaces into use will have a positive impact on the local area with increased footfall.

“The existing building will be preserved and retained with mainly internal changes and only minor modificati­ons to the front elevation are proposed.

“The scheme will help preserve the appearance and quality of the existing site.

“The proposed scheme will meet the needs of the local area in supplying a diverse mix of new housing to an establishe­d mixed retail and residentia­l location.

“Preserving the privacy and outlook of neighbouri­ng properties has been carefully considered.”

The plans will now be considered by city councillor­s.
