49-home development set for approval
Plans for a major housing development are set to be approved by Perth and Kinross councillors next week - despite it not complying fully with the local development plan.
The application is for 49 new homes on land to the west of Cherrybank Gardens.
Various house types are proposed, mainly detached but also semi-detached, both set over two stories covering at total of 1.9 hectares (4.7 acres).
The proposal includes eight three-bed semi-detached dwellings, 11 three-bed detached dwellings, and 30 four-bed detached dwellings.
Councillors will convene at the planning and development management committee on Tuesday, December 15 to discuss the plan.
The proposed site was previously “scrub land” that has recently had significant land engineering works undertaken, raising ground levels in some parts by several metres.
To the east of the site is the ‘Charlotte Gate’ residential development, whilst to the west is the Broxden Service Area and Park and Ride facility.
The application site historically formed part of an allocation in the 2014 Perth and Kinross local development plan (LDP) for both residential and employment use, and now forms part of LDP2 allocation. A report detailing the application said: “Full planning permission for a further residential development is now sought, as an effective continuation of the adjacent and ongoing Charlotte Gate development. With the detailed layout and house types proposed largely reflecting that development.”
It adds: “This report recommends approval of the application, subject to receipt of or other means of securing identified developer contributions.
“Although the development is not considered to fully comply with the relevant provisions of the development plan, there are material considerations which outweigh the position of the development plan and justify a recommendation of approval.”
