WITH the new year underway, now may be the best time to start looking for your first or next home.

But with a region as big as Greater Manchester, it can be difficult to know where the most affordable areas are.

House prices are gradually starting to come down across the region, which may make getting on the property ladder a bit easier for first-time buyers in 2024.

But there are certain areas in particular where house hunters should consider looking to find cheaper homes.

In the boroughs of Bolton, Oldham and Wigan, property prices are generally much lower, making it easier to snap up a bargain home.

Whilst looking at the latest average house prices in every postcode area, we have found the eight Greater Manchester areas with the cheapest house prices in 2024.

The cheapest postcode area to buy a house is currently OL8, which covers

Bardsley and other parts of Oldham. The current average house price here £150,487, which has gone up by 1.8 percent in the last year.

●●M38

M38, which covers Little Hulton in Salford, is the second most affordable area to buy a home in Greater Manchester. The average cost of a home is currently £158,625 which has risen by 6.2 percent in the last 12 months.

●●WN2

The WN2 postcode, which covers the Wigan areas of Abram, Aspull, Bamfurlong, Bickershaw, Haigh, Hindley, Hindley Green, Ince and Platt Bridge, also has cheap house prices.

The current average house price is £165,592, which has dropped by 3.4 percent over the last year.

●●BL4

BL4, which covers Bolton, Farnworth and Kearsley, currently has an average house price of £167,566 making it one of the most affordable areas to buy a house across the region. The average price of a property has gone up by 2.5 percent in the last 12 months.

●●BL3

House hunters should also consider the BL3 postcode, which covers Bolton and Little Lever, if they are looking for an affordable home.

Property prices are currently around £167,727 on average, which have gone up by 2.3 percent over the last year.

●●WN7

The WN7 postcode, covering Leigh, Low Common, Bedford, Westleigh and Higher Folds, is another area with cheap house price.

The current average house price is £169,448 which has gone down by -1.0% in the last 12 months.

●●OL1

OL1, which covers Chadderton, Higginshaw and Oldham, is another affordable area for buying a house. The current average house price is £169,609, which has fallen by -1.6%.

●●M18

Other cheap areas to buy a home in Greater Manchester are Abbey Hey and Gorton. You can currently buy a house for around £169,997 here, which has gone up by 0.9 percent over the last year.
