WE have been fortunate to have marketed some very desirable new homes developments in our years of operating. In the course of our experience, we have developed some general guidelines and tips for buyers who are interested in buying off-plan.
The most obvious issue to point out is that depending on the phase that you arrive at a development, the building may not be completed. This can be a great opportunity if the completion of the development is some way off as you will benefit from any increase in capital value and will have time to save for the deposit and other expenses.
This can also be a good time to get the pick of the best units available. It is important to know what the completed development will look like, what features your property will have, and details such as whether your new home will have its own parking space.
The developer should be a member of a warranty scheme, such as NHBC Buildmark, Premier Guarantee or LABC Warranty, though there are others. In the event that the development does not come to completion for instance due to bankruptcy, your deposit will be covered. Aside from this cover, the warranty supplier will also play an important role in ensuring that agreed standards are met in the construction of the home.
The price can then be negotiated based on what the development and your home will look like upon completion. Working with a local estate agent who has experience with similar developments in the area who can do intelligent price comparison will give you a good position of knowledge.
Securing a mortgage when buying a home off-plan can have its own distinct differences to the normal arrangements. An offer is generally valid for up to six months, so it may be necessary to re-apply if the property is not finished within this term.
With this in mind, it is worth avoiding significant changes to the circumstances that gave rise to your first mortgage offer, most significantly your employment status or new credit arrangements.
