Waterfront Arts and Crafts gem

- By Jenny Shields j.shields@dailymail.co.uk

THERE are some properties that can best be described as places that gladden the heart. They need not be the biggest, or most expensive, but they have qualities that make them irresistible. Seacliffe in Aberdour, Fife, is that sort of house.

It is a combination of features that makes this property so desirable.

First there is the amazing location, perched on an elevated site on Shore Road, only yards from the village’s small harbour and Black Sands beach.

Then there is the unobstructed view across Aberdour Bay and the Firth of Forth to Edinburgh and the unmistakable outlines of the castle, Arthur’s Seat and Salisbury Crags.

The property itself is special, too. Built in the early 1900s, it is a semi- detached – but thankfully both owners have agreed on a unified exterior, a crisp chalk-white render, which makes it one of the area’s stand-out properties.

Then there are the pleasant surroundings. Aberdour has recently been awarded a gold medal in the small coastal village category of the Royal Horticultural Society’s Britain in Bloom scheme.

It has two beaches – Black Sands and Silver Sands, which is one of the most highly rated blue flag beaches in Scotland. Yet it is close to the M90 and also has a railway station, so getting to Edinburgh – only 18 miles away – is easy.

Seacliffe has the characteristic architectural features of the Arts and Crafts movement, with its steep roof, balconies and decorative eaves.

There is a small garden to the front with a patio and deck and a terraced garden at the back that has a great viewpoint at the top.

Inside, the house is a seamless blend of period features – think panelling, pitch pine staircase, bay windows, picture rails and impressive fireplaces – and contemporary.

The kitchen/breakfast room is sleek and glossy, with French doors.

There is a sitting room, with recently fitted woodburning stove, a formal dining room and a small study.

The master bedroom has an en suite shower and a balcony, while there are three more bedrooms and a family bathroom.

Offers over £545,000 to Savills.
