On the market, the bothy worth £400k

- By Matilda Rudd

THEY are the humble stone buildings which once housed farm workers and today shelter hikers from the elements.

But one bothy on the banks of a sea loch has undergone an amazing transformation – and is now on the market with a £445,000 price tag.

The Studio, in Ardpatrick on the Kintyre peninsula, sits on 1.6 acres of idyllic countryside beside West Loch Tarbert.

As well as stunning views across the water, it boasts its own small jetty and boathouse.

The hallway has a glazed roof to allow mid-morning sunshine to flood into the one-level home, which has a solar panel underfloor heating system.

There is also a stunning master bedroom with vaulted ceiling and a mezzanine study area.

Incredibly, a decade ago there was only a ramshackle bothy with an overgrown garden on the site before the present owner carried out the transformation.

The house is ten miles from Tarbert, which hosts the Scottish Series, Scotland’s largest yachting regatta.

Selling agent Savills said: ‘The Studio is a unique, architectdesigned, contemporary home situated on the shores of West Loch Tarbert.

‘The original bothy has been reinstated and is complemented by a fantastic modern addition which sits comfortably within a plot of approximately 1.6 acres.

‘The property is immaculately presented throughout and boasts an area of private shore frontage and a stunning outlook over the West Loch.’

The landscaped gardens include plots to grow fruit and vegetables, a pond and a summerhouse.

There is a private water supply and mains electricity.
