Northfield of dreams

SET amid the lush, green countryside of rural Fife, this home has all the benefits of quiet village life while also boasting a stunning modern interior. Located on the edge of the hamlet of Giffordtown in the heart of the Howe of Fife, Northfield offers comfortable accommodation over two levels.

The five-bedroom property is ideal for entertaining. It was extended by the current owners around 2014 to create an open-plan kitchen with vaulted ceiling, self-contained annex and further living space.

A spacious hallway lies at the heart of the house, with a stone feature fireplace with family area, and leads into the open-plan kitchen/dining room, which has glazed doors opening out to a terrace, and a vaulted ceiling with apex glass.

The sitting room and two bedrooms (which share an en suite bathroom with separate shower) are to the front of the property.

A staircase leads to the first floor where the second bedroom and the principal bedroom are situated. The principal bedroom has double aspect windows and en suite bathroom as well as a separate shower.

From the kitchen/dining room, a further staircase leads up to a snug and bedroom.

A door also opens from the kitchen/dining room to the back hall.

The spacious, bright annex, which is accessed from here, has a sitting/dining room with kitchen off and glazed doors to a patio area. There is a separate shower room and two bedrooms (one with glazed doors to the patio). Access is gained from the side of the house to the parking area.

The garden is contained within stone walls and hedging, with a lawned area to the front and a large gravel parking area. Timber gates lead to the back garden where there is further parking and a detached double garage.

Beyond this is a large lawned area surrounded by mature trees, shrubbed borders, a rockery, herbaceous borders and wildlife pond. There is a paved patio beside the annex and a further paved area to the side, which is perfect for outside dining.

Local services and facilities are available close by in the villages of Ladybank and Freuchie, while the bustling market town of Cupar, just a short drive to the east, provides an excellent range of amenities with a good mix of shops, restaurants, supermarkets and the like.

Glenrothes, about six miles to the south, provides a further range of facilities, while to the east the university town of St Andrews offers an excellent selection of amenities and is also a major tourist destination.

Lying in the heart of Fife as it does, Giffordtown offers access to some particularly fine countryside, with a mix of rolling hills, woodland, river and coastline within easy reach.

Outdoor enthusiasts are well catered for, with golf, riding, walking, cycling, sailing and fishing readily accessible.

Offers over £675,000. For more information contact Galbraith’s Cupar office on 01334 659 980 or email dominic.wedderburn@ galbraithgroup.com
