HOT HOUSE II BREATHE SOME LIFE INTOTHIS LANDMARK

-

ONE of Cardiff’s most distinctive properties is back on the market. The three-bedroom detached property on the edge of Roath Park is a well known landmark building, and was part of the former Cardiff Youth Hostel site on Wedal Road. Ramzy Bancroft, Head of Sales at Jeffrey Ross estate agents who are selling the property, says: “This is an instantly recognisable property with a wealth of history behind it.

“I have grown up in the area and like many have always been curious what it is like internally. It does require extensive renovation but offers so much potential.

“It was purchased along with the YMCA/Hostel building to the rear, which has now been demolished ready for development.

“It has been empty for a number of years and I’m sure I’m not alone in saying it will be great to see the building lived in and back to its former glory.”

The distinctive house known as Roath Park Lodge is currently owned by the Draycott Group, a Cardiff-based company who say they have been investing in and developing residential and commercial property for the past 35 years.

Mr Ghaffar from the company comments: “The property is a unique Victorian villa with a distinctive ornate external chimney breast and is situated on the border of the local conservation area. It provides character and quality befitting of this area.”

Mr Ghaffar says there have been a lot of inquiries about this property.

“There’s been interest from a wide array of commercial and residential buyers due to its location situated on the gateway to Cyncoed and benefiting from being close to the local parks and within the Cardiff High School catchment area,” he said.

The Draycott Group purchased the property prior to auction in the autumn of 2016. The whole youth hostel site was due to go to auction with a guide price of £350,000 before it was withdrawn.

The company received approval from Cardiff council for the demolition of the existing buildings in January 2018. The company proposes the construction of a new purpose-built residential scheme.

The house has survived the demolition of its next-door neighbour and is now looking for a new owner to renovate it and bring it back into use.

The house is a three-bedroom, onebathroom and two-reception room property.

Externally, distinctive features include the chimney stack, ground-floor front bay window and decorative brickwork.

Many local residents would probably agree the house has always been recognisable and known for its eye-catching red brick construction.

Internally, few, if any, period features remain and a new owner will need to totally refurbish. It’s a challenge but the result will mean that a well-known and well-loved local house will be back to looking its best.

The detached house on Lake Road East is for sale with Jeffrey Ross for offers in excess of £265,000. Call Ramzy Bancroft at the Roath branch on (029) 2049 9680 for further details.
