“It is a relatively cheap place to live, it has good employment prospects, has a very high retention of graduates from its successful universiti­es and has consistent­ly come out in various indicators showing that it provides value for money or a popular place to live.

“The other factor is it’s a capital city, but a cosy one at that. You have the advantages of added attraction­s and events whilst not being a sprawling metropolis. All these are allowing the continued house price growth in the city.”

The informatio­n compares the average price of property sold over a month. In this case it is June 2000 and August 2018.

When looking at the data you should bear in mind that if there are not many houses sold that month it can skew the results. However, the general trend across all CF postcodes is upwards.

It is also important to remember that some of these postcode areas are quite large and house prices can vary considerab­ly within it.

Mr Haig added: “Overall you can see that while there is an increase over the last two years, the actual data is quite volatile. It can also be seen that the average number of transactio­ns is down, which whenever you have low transactio­n numbers you will see large swings in the average price as one outlier can change the average more.”
