Developer unveils plan for £14m
DETAILS of where £14m will be spent alongside a major new housing development in Cardiff have been revealed.
Work has begun on the Llanilltern Village project in south Creigiau, which will see 1,500 houses built on land just north of junction 33 of the M4.
Housebuilder Persimmon Homes has previously confirmed it is contributing about £14m in section 106 contributions as part of the development.
Section 106 is a legal agreement between an applicant seeking planning permission and the local planning authority, which is used to mitigate the impact of new homes on the local community and infrastructure.
Details of where that money would be spent was revealed on Thursday, with more than £3.2m going towards secondary education in the area in both English and Welsh-medium schools.
A further £2.25m will boost the local bus service and the site will also include a new station for the South East Metro.
More than £105,000 will go towards community facilities, which will be given to the council to spend on new off-site facilities in the St Fagans and Creigau wards.
As well as providing 15% affordable housing on the site, Persimmon is also contributing £7.9m to off-site affordable housing in Cardiff.
There will also be payments towards air quality and waste management, as well as a £50 voucher for each house buyer towards a new bicycle.
Two new sports pitches will be built, as well as an orchard and 1,000-space park and ride facilities into the city close to junction 33 of the motorway.
Finally, later on in the development, a 2,500sq ft local centre will be built, with commercial units suitable for shops, service businesses, restaurants and cafes.
Martin Smith, managing director of Persimmon Homes East Wales, said the development would revamp the area for decades to come.

“The financial contributions will make a significant impact which everyone in the area will benefit from in one way or another.”
It is estimated that the development will create about 1,700 new jobs in the area.
